Lake Mead Mohave Adventures has announced a $10 million redevelopment project at Cottonwood Cove Resort & Marina, marking one of the largest investments in the destination’s history.
The Cottonwood Cove Resort & Marina upgrade will modernize marina infrastructure, expand boating capacity and enhance guest amenities. The long-term project is expected to unfold over the next decade, with key marina improvements scheduled for completion by late 2026.


Major marina expansion planned for Lake Mohave
Located within Lake Mead National Recreation Area, Cottonwood Cove sits along Lake Mohave on the Nevada side of the Colorado River.
The expansion will significantly increase docking capacity. Plans include the addition of 50 new covered slips, as well as new electrical pedestals, anchors and cabling to support the upgraded marina layout.
In addition, three docks will receive new roof structures. Meanwhile, the main walkway will be extended by 435 feet and rebuilt with durable marine-grade decking.
These upgrades aim to improve both long-term and overnight mooring options for boaters.


Infrastructure improvements focus on durability and access
The project also includes several infrastructure enhancements designed to improve usability and longevity.
Existing walkway decking will be replaced with Garapa wood, a material chosen for its performance in marine environments. In addition, a new roof will be installed over the fuel dock.
As a result, the marina will offer improved protection from the elements while maintaining efficient access for visitors.
Beachfront and recreation amenities to expand
Beyond the marina, the Cottonwood Cove Resort & Marina upgrade will introduce new recreational features.
At Ski Cove Beach, plans call for the installation of 20 cabanas. These shaded areas will provide a space for guests to relax along the shoreline.
Meanwhile, new paddle craft rentals and additional amenities will expand the range of activities available. The project also includes environmental efforts such as beach cleanup and invasive species removal.
Motel and guest services to be refreshed
The redevelopment will also extend to the Cottonwood Motel and on-site services.
Interior upgrades and enhanced amenities are planned for guest accommodations. In addition, improvements to retail and food service offerings aim to elevate the overall visitor experience.
Despite these changes, the property will continue to emphasize its lakefront setting and scenic views.
Sustainability remains central to development
Cottonwood Cove’s marina is already recognized for its environmental design.
The floating structure is the first and only project of its kind to receive LEED Gold certification, highlighting its sustainable construction and energy-efficient systems.
The new upgrades will continue to align with environmental standards set by the National Park Service, which oversees the recreation area.
Additional improvements at Willow Beach Harbor
The Cottonwood Cove project is part of a broader investment strategy across the region.
At Willow Beach Harbor, additional upgrades are underway. These include a new roof over the D-dock and improvements to the road connecting the site to U.S. 93.
Together, these projects aim to enhance access and capacity across Lake Mohave destinations.
Long-term investment in outdoor recreation
Lake Mead Mohave Adventures operates Cottonwood Cove under a long-term agreement with the National Park Service.
